The Blackprint.
One document. Every drawing, every specification, every consultant's input and every selection you have made, coordinated into a single set that a builder can price without guessing.
That is the whole point. A vague drawing set gets priced with contingency, and you pay for the ambiguity whether or not it ever materialises. The gaps that are left get resolved on site, at variation rates, by whoever is standing there.
The Blackprint is what makes a genuine fixed-price contract possible. Not an estimate that drifts. A number. It is the document the entire process exists to produce, and it is the reason our projects do not die at tender.
