Where the architecture arrives

With a sketch direction approved, the project moves into concept design. This is where a floor plan becomes a building.

We resolve the form — mass, proportion, the way the roof meets the sky, where the building sits heavy and where it lifts. We work the internal layouts until circulation disappears and every room has a reason. We decide where light is let in, and more importantly where it is withheld.

Dark architecture is composed in shadow. A wall that reads as flat black at midday should have depth at four o’clock. That is a design decision made now, not a finish selected later.

You see it before it exists

A 3D model is prepared so you can walk the building at scale — volume, ceiling height, the view from the place you will actually stand. Drawings ask you to imagine. The model does not.

Priced by the people who will build it

Once the concept is resolved, your builder prepares a detailed cost estimate against it.

This is the step most practices leave out, and it is why so many projects die at tender. A design priced only at the end is a design priced too late to change. Here the design and the budget are reconciled while both can still move.
