Where it comes from

A builder's data, not an architect's guess.

The estimating is done by Zanetto Builders, Kyle's construction company and the team that will build the house. They price labour from more than $20 million of their own back-costed homes and quote a feasibility within 10% of the real build cost.

Most design practices cost a project by rule of thumb because they have nothing else to work from. That is the whole difference.

How can a number be that fast and still mean anything?+

Because it does not start from scratch. It runs through an estimating engine refined on every project the construction team has delivered, so your project is priced against structured current cost data rather than a per-square-metre guess.

What if I have no plans yet?+

We build the number from your brief — size, site and ambitions. It is enough to tell you whether the project is worth starting before you spend anything on design.

What does open-book actually mean?+

Every labour, material, subcontractor, allowance and margin cost is written down and visible to you. You see where each dollar goes, from feasibility to handover.

Who does the estimating?+

Zanetto Builders, Kyle’s construction company and the team that will build the house. That is the point: the people pricing it are the people who have to deliver it.
