While your development application sits with council, the interior architecture is resolved. The approval process is dead time otherwise, and we would rather spend it.

The application, handled

We manage the entire application on your behalf, and coordinate every consultant it requires — soil and site reports, wastewater design, bushfire assessment, structural, and whatever the specific site demands.

You are not chasing consultants. You are choosing tapware.

The interior, resolved

This is where a dark building becomes a dark home. We work through joinery, kitchens, bathrooms, carpentry fit-out, lighting design and the electrical layout — then the surfaces themselves.

The Darkitecture palette is narrow on purpose. Black granite and basalt for weight. Charred and honed concrete for depth. Shou sugi ban and dark-stained oak where the darkness needs warmth. Blackened and brushed metal for precision. Smoked, reeded and black-framed glass to control what light is allowed to do.

Each choice is made for three things at once: how it reads, how it performs, and how it will look in fifteen years. Materials that patina are chosen deliberately. Materials that simply degrade are not used.

What you receive

• Full interior design — joinery, kitchens, bathrooms, lighting, electrical
• A selection schedule, supported by imagery, covering every fitting and finish
• An updated 3D model showing resolved interiors
• The development application lodged and managed to determination

A resolved selection schedule is also the cheapest insurance in the entire process. Almost every cost variation on a build site traces back to a decision that was not made early enough.
