The Blackprint
One document. Every decision resolved before a single trade arrives on site.
- Stage
- 05 of 6
- What it is
- Construction documentation + building approval
- Fee
- Staged
- Typical duration
- 8–12 weeks
What you receive
The complete construction document set, a fixed-price contract estimate, and building approval.
The document the whole process exists to produce
The Blackprint is the complete construction set: every drawing, every specification, every consultant’s input and every selection you have made, integrated into one coordinated document.
It communicates design intent and construction approach precisely enough that a builder can price it without guessing — and that is the entire point.
Why this is the thing that protects you
A vague drawing set is priced with contingency. The builder cannot know what you meant, so they price the risk, and you pay for the ambiguity whether or not it materialises. Worse, the gaps get resolved on site, at variation rates, under time pressure, by whoever is standing there.
Resolve it in the document and none of that happens.
The Blackprint is what makes a genuine fixed-price construction contract possible. Not an estimate that drifts. A number.
Priced, reviewed, then approved
Your builder prepares a detailed contract estimate against the Blackprint. We review it with you line by line and address any adjustment before anything is signed.
With that settled, we submit for all required building approvals.
What you receive
- The complete construction document set
- Integrated consultant documentation
- Your full specification and selection schedule
- A detailed contract estimate, reviewed with you line by line
- Building approval, managed to issue
An honest note on drift
Some refinement always happens on site — a supplier discontinues a product, a condition is found in the ground, you change your mind about a handle. That is normal and we allow for it.
What the Blackprint eliminates is the other kind of change: the kind caused by a decision nobody made in time. That is the expensive kind, and it is avoidable.
What happens next
Construction begins, and we stay — the Vigil.
