Most people commit to a site before anyone has told them what it will cost to build on it. The block looks right, the price looks right, and the constraints that decide the budget do not appear until a designer and an engineer have been paid.
Project Possibilities puts that first. We review the site and its planning position, read it for buildability, and give you a cost direction and a written recommendation. No design, no drawings — just a straight answer on whether the thing you are imagining can happen here, and roughly at what number.
It is the cheapest rung we offer, and it exists so that the expensive decision gets made with information rather than optimism.

- Zoning, overlays, setbacks, bushfire, heritage and any constraint that decides what the land will carry.
- A buildability read
- Access, fall, likely ground conditions and services. What it takes to get ready to build here, which is where budgets die.
- An indicative cost direction
- A range for what a project of your description would take on this specific site, from a builder’s data rather than a rule of thumb.
- A written recommendation
- The honest next step. Sometimes that step is "not this site".

What is Project Possibilities?+
A fixed-fee early review for people who are not ready to design yet. We look at a site and its planning constraints, tell you what it will realistically permit, give you a cost direction for building on it, and write down the honest next step. It is the cheapest way to find out whether a project is worth starting.
How is it different from sketch design?+
Project Possibilities answers "is this site worth it?". Sketch design answers "what should we build on it?". The first is a review, and it is the cheaper of the two; the second draws two costed plan options. If you already have a site and know you are proceeding, start at sketch design instead.
Can I use it before I buy land?+
That is the best time to use it. The gap between what two blocks will permit and what they cost to build on is routinely larger than the gap between their asking prices, and it is invisible from a listing. A small fixed fee before you commit to a site is the cheapest insurance in this process.
Does the fee come off a later stage?+
No, it is a standalone piece of work with its own deliverable. What it does buy you is the ability to walk away early and cheaply, which is worth considerably more than a discount on a stage you should not have started.
What if the answer is that the site does not work?+
Then it has done its job and we will say so plainly. Finding that out for a small fixed fee, rather than after a design and a planning application, is the entire point of the exercise.
